Land is measured in Rais in Samui Island

If you intend to invest in land in Samui Island, you should be aware of the fact that it is measured in Rais, where one rai is about 1600 square meters. If you want smaller plots, they are available at measurements of Ngans, which is about 400 square meters or the Wah, which is 4 square meters. The rate of land on Samui Island, according to rai differs on the view offered, area of the plot and the local facilities offered.

If you want to buy land to build a house, remember to find out about electricity supply, water supply and road access to the plot. The most important point to note in a land transaction is the title of the land.

The Chanote title is a true land title deed of Samui Island

The 'Chanote' title is the best title offered on Samui Island as it is a true land title deed where the land has been surveyed with GPs by the provincial land office. There is no way the boundaries of this plot of land being disputed on in the future. So make sure you clarify the title of the land before investing in it.

If you are interested in buying some properties on Samui Island, you have a choice between small bungalows or apartments to the more expansive and expensive villas that offer wonderful views of surrounding islands. Today you find most properties on Samui Island being constructed as a part of a communal development plan which are worth investing in.

Disadvantages and advantages of investing in resort apartments of Samui Island

They are usually a collection of villas or apartments that are built in a resort type setting in Samui Island. The reason it is wiser to invest in such properties in Samui Island is that you are provided use of communal facilities like swimming pool, gardens and the private parking. You are usually provided with excellent security here as the properties are found within walls patrolled by security guards.

However there is a disadvantage of investing in this property as you don't actually feel that you are living in the tropical Samui Island. This is more apparent if your neighbors are all wealthy foreigners. Living here will not actually provide you with the kick you would get if you stayed amongst locals of Samui Island. This is the reason why most foreigners consider investing in 'stand alone' properties where they get to mingle with locals and mix in the community of Samui Island.

Tourists are usually advised leasehold investments in Samui Island

Whichever property you decide to invest in, you have two choices on your ownership of the property; leasehold or freehold. It is possible for non-Thai nationals to buy land or a house on Samui Island on a thirty year lease where the contract can be written to include terms for extension of the lease period.

If you want to sell the property in the future, you find it is rather easy to sell the property to another foreigner or Thai national. If you wish to live full time in Samui Island, or Thailand, then you could set up a Thai company where you get the right to buy the land on an outright sale.

Seek professional help before making commitments in Samui Island dealings

Though foreigners in Samui Island are permitted to own only 49% of the company, you have the right to exercise sole control on the company and property. This ensures the security of the investment. If and when you set up a company in Samui Island, you have to remember that you have to first understand all the legal formalities and aspects before setting up the company.

It is always better to seek some professional help before you actually make any commitments to the property transaction in Samui Island. You can approach one of the many real estate agents and advisors of Samui Island to get all doubts on the property transaction clarified. However always stick to the more reputed and known property agents and advisors; lest you get duped by them in the process!
